Our client approached us throughout their planning application. They had nailed down the existing footprint recognized by the township and where they could expand. The lot was fairly tight requiring a compact footprint with unique ideas to get everything they wanted into a small space. We designed a faux porch entry to give the aesthetic the client was looking for without encroaching on the rear yard setback. A cheater ensuite on the main level was used to give an ensuite feel to the home owners and a powder room for when guests visit. With neighbouring properties nearby, they opted for slit windows on the rear to ensure privacy. The raised bungalow style home provided both main floor privacy from the entry door and added windows and light to the basement level. Our client enjoys hosting large groups resulting in an open basement space with integrated audio surround sound, automated colour light capabilities and pull-down projector screen makes for the perfect space. We installed a large wood stove complete with a custom non-combustible mantel (looks like wood) in the basement with a side door access for easy fire feeding and capabilities of heating the entire house. Additional design considerations were made for our clients aging father to have his own space, small kitchenette and accessible bathroom. We constructed a large living room with vaulted wood ceilings, double sided fireplace, and pocket dog gate at the top of the stairs. During construction, our client decided it was important for them to extend the main gable overhang to help shade the summer sun from the living room glass wall. Our client opted for a waterproof deck membrane to ensure the walkout level patio was fully dry space.

Once we completed this project – our client had us return to update their existing garage to match the new house siding, soffit and fascia!
